A list price is a strategy, not a fact. Depending on the market and the agent, a home might be listed below expected value to invite competing offers, or above it to anchor negotiations high. Either way, the number on the listing tells you what the seller hopes for. The sold price tells you what actually happened. Learning to read the difference is where real market knowledge begins.
The list-to-sold ratio, decoded
When homes in a neighbourhood consistently sell above their list price, sellers are pricing low to spark bidding wars, and demand is strong. When they sell below list, buyers have the upper hand and there is room to negotiate. Track this ratio for the specific area and property type you care about, and you will understand the local balance of power better than any headline could tell you.
This ratio shifts by season, by neighbourhood, and by property type all at once. Detached homes and condos in the same postal code can be telling completely different stories in the same month.
Days on market is the other half
Sold price and days on market travel together. A home that sells above list in a few days signals intense demand. A home that sells below list after sitting for weeks tells you buyers had time, leverage, and second thoughts. Reading both numbers together gives you a far more honest picture than either alone.
For sellers, this is a pricing lesson: an overpriced home that lingers eventually sells for less than a well-priced home would have, because time on market erodes buyer confidence. For buyers, a home that has sat is a home where a reasonable offer might actually land.
Why access to sold data matters
In Ontario, detailed sold data is governed by the real estate boards and available to registered users who confirm a genuine interest in buying or selling. That gate exists for good reasons around privacy and compliance. But once you have access, sold comparables are the single most powerful tool for pricing an offer or a listing correctly. They turn a guess into a decision grounded in what the market actually paid.
