Pricing is the single most important decision a seller makes. It sets the tone for how many buyers walk through the door, how quickly offers arrive, and ultimately what your home sells for. In a market as varied as the Greater Toronto Area, where two similar homes a few streets apart can trade for very different numbers, getting the price right takes more than a gut feeling.
Start with recent, comparable sales
The most reliable guide to what your home is worth is what similar homes nearby have actually sold for in the last few months. Look for properties of the same type, roughly the same size, in the same neighbourhood, and adjust for meaningful differences like a finished basement, a renovated kitchen, or a premium lot. Active listings tell you about your competition, but sold prices tell you what buyers were truly willing to pay.
Understand the strategy behind the number
In some GTA pockets, agents deliberately list below market to invite multiple offers and drive the price up on offer night. In quieter areas or for unique homes, listing close to fair value and holding firm works better. Neither approach is right or wrong on its own. What matters is that the strategy matches your neighbourhood, your property, and current demand, rather than copying whatever the last house on the street did.
Watch the first two weeks closely
The most interest your listing will ever get is in its first two weeks, when it is fresh and every waiting buyer sees it at once. If showings are steady but no offers come, or traffic is thin from the start, the market is telling you the price is off. Acting quickly on that feedback, rather than waiting a month to react, keeps your listing from going stale and carrying the stigma of too many days on market.
Do not price on what you need
It is natural to anchor to the number you paid, the money you put into renovations, or the amount you need for your next home. Buyers do not care about any of that. They price against the other homes they can buy today. A trusted local agent can walk you through the comparable sales without emotion and help you separate what the home means to you from what the market will bear.
