This policy explains what we collect, what we do with it, who else sees it, and how to exercise your rights under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). It also covers the data-sharing required by the TRREB VOW rules.

This privacy notice covers all information collected by hombek.com. It tells you what we collect, how we use it, who we share it with, the security steps we take, and how to access, correct, or remove anything we hold about you.

1. What we collect

We collect only what we need to help you find a home and to keep our service running:

Name, email, and phone number when you sign up.
Listings you view, save, or contact us about.
Search history, the filters and queries you use.
IP address, browser, and session data via cookies (see Cookies and Tracking below).
Optional fields you provide on home-valuation requests, contact forms, or showing requests.

2. How we use it

We use your information to:

Provide real-estate brokerage services, show you listings, schedule showings, prepare offers.
Personalize listings, alerts, and recommendations to your search.
Communicate about properties and our services.
Power AI features, when you use our on-site chat assistant or natural-language search, the text you type is sent to a third-party AI provider (Anthropic) to generate a response. We do not sell this data or use it to train public models.
Comply with legal and regulatory obligations.
Audit and security, including compliance audits by PropTx Innovations Inc., the operator of the TRREB MLS data feed.

3. Who we share it with

hombek is the sole owner of the information collected on this site. We only access what you give us directly through forms, signups, email, or other contact. We share Personal Information only with the parties below, and only for the purposes listed:

Saint Aubyn Hill Real Estate Team agents and staff, to provide the services you request.
PropTx Innovations Inc. for compliance audits and legal purposes, this disclosure is required by the VOW rules.
Lead-capture partners (Leadtree), only with your explicit consent.
Service providers (email delivery, analytics, hosting, payment, and AI processing, Anthropic for the chat assistant and smart search) under written confidentiality obligations.
Third parties acting on your direct request, for example your real estate lawyer when we are coordinating a transaction or sale.
Legal authorities when required by law.

We do not sell or rent your Personal Information.

4. Cookies and tracking

We use cookies for a few different things, and you control which categories run:

Essential, required for the site to function (sign-in, saved homes, security). Always on.
Analytics, helps us understand which pages and features people use. Optional.
Personalization, remembers your filters and recently viewed homes. Optional.
Marketing, used to measure the impact of ads. Optional.

You can change your preferences any time via the Cookie Preferences link in the site footer. Analytics only loads if you've allowed it.

5. Your rights

Under PIPEDA, you have the right to:

Access and download the Personal Information we hold about you - signed-in members can do this from the Your data & privacy panel on the dashboard.
Correct inaccuracies or update outdated information.
Withdraw consent for non-essential processing.
Delete your account and personal data, signed-in members can do this themselves from the dashboard; others can email us.
Request that listing-specific Personal Information be removed , VOW Members are required to comply with these requests.
Lodge a complaint with the Office of the Privacy Commissioner of Canada.

6. How long we keep it

Active accounts, for as long as the account is active.
Inactive accounts, consumer accounts dormant for more than 12 months are automatically deleted by a scheduled retention job.
Idle session records, deleted after 90 days.
Anonymous inquiries, unclaimed, non-account leads are deleted after 24 months.
Audit logs, retained up to 24 months (VOW access logs), then purged.
Sold listing history, retained for the period required by the VOW rules and TRREB.

7. Security

Industry-standard encryption in transit (TLS) and at rest.
Access controls, only authorized staff can view your data.
60-minute session timeout on inactive sessions.
Annual security review of access logs and infrastructure.

You can verify your connection is secure any time by looking for the padlock icon in your browser's address bar and confirming the URL starts with "https".
