Renting in Ontario comes with a set of rights designed to protect tenants, most of them set out in the Residential Tenancies Act. Understanding the basics helps you avoid being taken advantage of and gives you the confidence to speak up when something is not right. This is general information, not legal advice, and the official provincial resources are the place to confirm details for your situation.
Rent increases are regulated
For most rentals, a landlord can raise the rent only once every twelve months, must give proper written notice well in advance, and generally cannot exceed the annual rent increase guideline the province sets each year. There are exceptions, including some newer buildings, so it is worth checking whether your unit falls under the guideline or one of the carve-outs.
Your landlord cannot simply evict you
A landlord cannot force you out on a whim. Ending a tenancy follows a legal process with specific valid reasons and formal notices, and in most cases it goes through the Landlord and Tenant Board. If a landlord claims they need the unit for their own family, the law sets out particular rules and, in some cases, compensation. You do not have to leave simply because you were asked to.
Repairs and the right to a livable home
Your landlord is responsible for keeping the unit in a good state of repair and complying with health and safety standards, even if you agreed to something different in conversation. If repairs are being ignored, you have avenues to pursue them. Keep requests in writing so there is a clear record of what you asked for and when.
Know where to get help
If a dispute arises, the Landlord and Tenant Board handles most residential tenancy matters in Ontario, and community legal clinics can offer guidance, often at no cost. Keep copies of your lease, your payment records, and any written communication. Good documentation is your strongest tool if you ever need to defend your rights.
