Renewal, Refinance, or Switch: Know the Difference

Saint Aubyn Hill Real Estate Team·June 26, 20266 min read

A mortgage term does not last the whole life of the loan. Every few years it comes up for renewal, and that moment is an opportunity most people waste by simply signing whatever their lender mails them. You actually have three choices, and knowing them can save you a lot.

Renew: stay put, but negotiate

Renewing means staying with your current lender for a new term. It is the easiest path, and lenders count on that. The rate on a renewal letter is often not their best offer, it is their opening one. Even if you plan to stay, treat the renewal as negotiable and come armed with competing quotes. A five minute conversation can be worth a lower rate for years.

Switch: same mortgage, new lender

Switching moves your existing mortgage to a different lender at renewal, usually to get a better rate, without increasing the loan amount. Because you are not borrowing more, this is often relatively low cost, and lenders competing for your business may cover some of the switching costs. It is the move to consider when your own lender will not sharpen their pencil.

Refinance: change the loan itself

Refinancing means restructuring the mortgage, often to borrow against your equity, consolidate higher interest debt, or change your terms. It can be powerful, but it usually involves requalifying, possibly an appraisal, and legal costs, and doing it mid term can trigger a penalty. Refinancing is a tool for a specific goal, not just a rate chase.

The bottom line

At renewal, do not autopilot. Negotiate your renewal, switch lenders if someone offers meaningfully better terms, or refinance if you have a real reason to restructure. Start shopping a few months before your term ends. A mortgage professional can compare all three paths against your numbers so you pick the cheapest one for your situation.
