Porting, Breaking, and Penalties: Mortgage Flexibility

Saint Aubyn Hill Real Estate Team·June 20, 20266 min read

Most people focus entirely on the rate and ignore the exit. But life happens mid term. You get a job in another city, you outgrow the home, you want to renovate. What your mortgage lets you do in those moments, and what it costs, can matter as much as the rate you started with.

Porting: taking your mortgage with you

Porting means moving your existing mortgage, including its rate, to a new property when you sell and buy at the same time. If you locked a good rate and rates have since risen, porting lets you keep it rather than starting over at today's higher number. Not every mortgage ports cleanly and the timing rules can be strict, so it is worth confirming portability when you first sign.

Breaking a mortgage and the penalty

If you break a mortgage before the term ends, you usually pay a penalty. For variable rate mortgages this is often a few months of interest, which is relatively predictable. For fixed rate mortgages it can be calculated on something called the interest rate differential, which in some cases is much larger. Knowing how your penalty is calculated before you sign can save you an unpleasant surprise later.

Why flexibility can beat a slightly lower rate

If there is a real chance you will move or refinance mid term, a mortgage with fair penalties and good portability can be worth more than a rock bottom rate with punishing exit terms. The lowest advertised rates sometimes come with the least flexibility. Match the mortgage to your likely life, not just to the rate table.

The bottom line

Ask about portability and how the break penalty is calculated before you sign, not after your life changes. Flexibility has real value if your plans are not set in stone. A mortgage professional can flag which products give you room to move and which lock you in.
