The Mortgage Stress Test, Explained Simply

Saint Aubyn Hill Real Estate Team·July 10, 20266 min read

The mortgage stress test surprises a lot of first time buyers. You find a rate you can comfortably afford, and then the bank tells you they will qualify you at a higher rate instead. It feels unfair in the moment, but the logic behind it is actually on your side.

What the rule says

To get approved, you must show you could still make your payments if your interest rate were higher than the one you are signing. Specifically, lenders qualify you at the greater of your contract rate plus two percent or a regulatory floor of five and a quarter percent. So if you are offered a rate in the low fours, you might be qualified as though your rate were in the low sixes.

Why it exists

Rates move. A mortgage term ends every few years, and when you renew, the rate you get is whatever the market offers then, not the rate you started with. The stress test is a buffer. It makes sure that if rates climb by the time you renew, you are not suddenly unable to afford your own home. Painful as it is at approval, it has kept many households out of trouble.

How to plan around it

The stress test lowers the maximum you can borrow, so build your home search around the stress tested number, not your actual payment. Reducing other monthly debts helps here too, because it frees up room in your ratios at the higher qualifying rate. And if you are close to the edge, a larger down payment or a co applicant can change the math.

The bottom line

The stress test means you qualify as if rates were roughly two percent higher than your offer, or five and a quarter percent, whichever is greater. Treat that as a feature, not a hurdle: it is the guardrail that keeps your future self solvent. A mortgage professional can run the stress tested numbers for your situation so you shop with a realistic ceiling.
