Mortgage Broker vs Going Straight to Your Bank

Saint Aubyn Hill Real Estate Team·July 8, 20267 min read

When it is time to arrange financing, you have two basic paths. You can walk into the bank you already use, or you can work with a mortgage broker. Both can get you a mortgage, but they operate very differently, and the right choice depends on your profile.

What your bank offers

Your own bank is familiar and convenient. They already have your accounts, and a strong existing relationship can occasionally earn you a discount. The catch is that a bank can only offer you its own products. If its rate or rules do not fit your situation, the branch cannot send you elsewhere. You are seeing one lender's answer, not the market's.

What a broker does

A mortgage broker works with many lenders at once, from the big banks to credit unions to lenders you cannot walk into off the street. They take your file once and shop it around, then bring back options. Because they see the whole market, a broker is often especially valuable when your situation is not vanilla: self employment, bruised credit, a recent move to Canada, or an unusual property.

In Canada, brokers are typically paid by the lender on standard deals, so their guidance usually costs you nothing directly. As with any professional, it is fair to ask how they are compensated so you understand any incentives.

How to choose

If your finances are straightforward and you value the simplicity of your existing bank, the branch route is perfectly reasonable, especially if you are willing to negotiate rather than take the first posted rate. If you want the market shopped for you, or your file has any wrinkles, a broker tends to earn their keep. Many buyers do both: get their bank's number first, then let a broker try to beat it.

The bottom line

A bank shows you one lender's offer, a broker shops many. Neither is universally better, it depends on your situation and how much you value convenience versus choice. Whichever route you take, get more than one number before you sign. We can point you to reputable mortgage professionals if you would like an introduction.
