How Banks Actually Qualify You for a Mortgage

Saint Aubyn Hill Real Estate Team·July 11, 20267 min read

Mortgage approval can feel like a black box, but lenders are actually quite consistent about what they check. If you know the categories they score you on, you can prepare each one before you apply and avoid the surprises that derail deals at the last minute.

1. Income and employment stability

Lenders want to see that your income is reliable and likely to continue. Salaried employees with a steady history are the easiest case. If you are on commission, contract, or self employed, expect to show a longer track record, usually a couple of years, and more documentation. It is not that variable income disqualifies you, it just needs more proof.

2. Credit history

Your credit report and score show how you have handled debt. A clean history of on time payments and modest balances makes this step easy. Recent missed payments, collections, or maxed out cards are the kind of thing a lender will ask you to explain, so it pays to tidy this up before you apply.

3. Down payment and its source

The size of your down payment affects both your approval and whether you need mortgage default insurance. Lenders also verify where the money came from. Savings, investments, and a documented gift from an immediate family member are all acceptable, but you will need to show a paper trail. A large, unexplained deposit that lands right before closing raises questions.

4. Debt ratios and the stress test

The lender runs your GDS and TDS ratios to see how much of your income is already committed, and then applies the stress test. The stress test requires that you qualify not at your actual contract rate but at the higher of that rate plus two percent or a regulatory floor of five and a quarter percent. In practice this means you are approved as if rates were higher than they are, which protects you if they rise at renewal.

5. The property itself

Finally, the lender assesses the home. They want to confirm it is worth what you are paying, so an appraisal may be ordered. Unusual properties, fixer uppers, or homes with certain issues can complicate financing, which is why a financing condition in your offer matters even when you are pre approved.

The bottom line

Approval comes down to five predictable checks: income, credit, down payment, debt ratios plus the stress test, and the property. Prepare each one in advance and the process is smooth. A mortgage professional can walk you through your file before you make an offer, so nothing surprises you when it counts.
