Fixed vs Variable: How to Actually Choose

Saint Aubyn Hill Real Estate Team·July 7, 20266 min read

Once you are approved, you face a classic fork: fixed rate or variable rate. It is one of the most debated questions in personal finance, and the honest answer is that it depends less on predicting rates and more on knowing yourself.

Fixed: certainty you can budget around

A fixed rate locks your interest rate for the whole term. Your payment does not move no matter what the Bank of Canada does. That predictability is worth a lot if a stable payment lets you sleep at night, or if your budget has little slack. The trade off is that you often pay a slightly higher starting rate for that peace of mind, and breaking a fixed mortgage early can carry a larger penalty.

Variable: flexibility and often a lower start

A variable rate moves with the lender's prime rate. When rates fall, more of your payment goes to principal, and historically variable has often cost less over full terms. The trade off is uncertainty: if rates rise, your costs rise too. Variable mortgages also tend to have smaller penalties to break, which matters if there is any chance you will move or refinance mid term.

The real deciding questions

Ask yourself three things. Could your budget absorb a meaningful payment increase without stress? Is there a real chance you will sell or refinance before the term ends? And will rate swings keep you up at night? If your budget is tight or your nerves are sensitive, fixed buys comfort. If you have flexibility and a longer horizon, variable gives you room to benefit when rates ease.

The bottom line

There is no universally correct choice, only the one that fits your budget and temperament. Fixed is insurance against rate risk, variable is a bet on flexibility. Talk it through with a mortgage professional who can model both against your actual numbers before you commit.
