The Condo Status Certificate: What to Check Before You Buy

Saint Aubyn Hill Real Estate Team·July 15, 20267 min read

When you buy a condo in Ontario, you are not just buying a unit. You are buying a share of a corporation that owns and runs the building. The status certificate is the package that reveals the health of that corporation, and reviewing it carefully is one of the most important steps a condo buyer can take.

What the status certificate contains

The certificate is a bundle of documents that includes the corporation's financial statements, its budget, the reserve fund study, the declaration and rules, the amount of the monthly fees, and any known legal issues or planned special assessments. In Ontario, a condo corporation is required to provide it on request for a set fee, and it is meant to give a buyer a clear picture of the building's condition.

The reserve fund is critical

The reserve fund pays for major repairs like the roof, elevators, and building systems. A healthy, well-funded reserve means owners are less likely to face sudden large bills. A thin reserve is a warning sign that a special assessment, meaning an extra charge to every owner, could be coming. The reserve fund study will indicate whether contributions are keeping pace with the building's needs.

Watch for special assessments and rules

Look for any mention of a pending or recent special assessment, ongoing litigation, or planned fee increases. Read the rules too. Restrictions on pets, rentals, short-term stays, or renovations can affect how you live in or use the unit. What is allowed varies from building to building, so never assume.

Have a lawyer review it

The status certificate is dense and legal by nature. Making your offer conditional on your lawyer reviewing it is standard and wise. A lawyer who reads these regularly will spot financial weakness or troubling clauses that are easy for a buyer to miss, and that review can save you from a building with hidden problems.
