Build a Homebuying Budget That Survives Real Life

Saint Aubyn Hill Real Estate Team·June 18, 20266 min read

There is a difference between what a lender will approve and what you should actually spend. Banks approve you to a maximum based on ratios and the stress test, but that maximum assumes a fairly lean life. A budget that survives real life, with its car repairs, daycare, and the occasional bad month, is usually a step below the ceiling.

Start from your life, not the maximum

Rather than working down from the bank's number, build up from your own. List what you genuinely spend each month, including the irregular things people forget: annual insurance, holidays, car maintenance, and savings you do not want to stop. Whatever housing payment fits comfortably around that real life is your budget, even if the bank would allow more.

Remember the costs beyond the mortgage

The mortgage payment is only part of the picture. Property taxes, insurance, utilities, and maintenance are ongoing, and for a condo there are monthly fees. Owning also brings surprise repairs that renting never did. A common guideline is to keep some room in your budget for the unexpected rather than committing every dollar to the payment.

Protect a cushion

Draining your entire savings into the down payment to buy at the very top of your range leaves you exposed. Keeping an emergency fund after closing means a furnace failure or a job hiccup is a problem you handle, not a crisis that threatens the home. Buying slightly below your max is what makes ownership feel secure instead of stressful.

The bottom line

The bank's maximum is a limit, not a target. Build your budget from your real spending, account for the full cost of ownership, and keep a cushion. A home you can comfortably afford beats a bigger one that keeps you up at night. Our affordability and mortgage calculators are a good place to translate these ideas into a number, and we are glad to sanity check it with you.
